Reference Project: Efficient Digital Handovers for "TQ Living" in Bremen

With the TQ Living development, the established Bremen-based real estate developer Justus Grosse is setting a new standard for future-ready urban living in the city's Tabakquartier district. To carry that same high-quality standard through to the moment homebuyers received their keys, Justus Grosse chose Rucoria's Inspection and Handover module to manage the handover of 60 residential units.

The project: TQ Living — urban living, reimagined

Affordable housing doesn't have to mean compromising on quality — and TQ Living in the Tabakquartier shows how it's done. Close to the Weser river and the city centre, 60 publicly subsidised apartments were built in just eight months using serial construction methods. The modern living spaces combine functionality and comfort, while KfW-40 energy standards and a photovoltaic installation deliver a sustainable energy concept and a future-ready build.

The challenge: 60 units, many owners, one coordinated handover

The project was completed ahead of schedule — a clear success. But completion marked the start of a new organisational task for Justus Grosse: 60 individually owned apartments had to be handed over to their respective homebuyers in a structured way, all within the framework of a German condominium owners' association.

Project management resources are typically stretched thin. Paper-based documentation would have meant an enormous post-handover workload — typing up notes, matching photos to units, distributing protocols — and it would have introduced real risk in tracking open issues. The goal was clear: the administrative handover process needed to reflect the same high standard as the building itself.
